When is the best time to list my home in Cochrane?
Spring is traditionally the busiest but it’s not the only good time.
Right now, we’re seeing strong activity at different times of the year depending on inventory and buyer demand.
If there are fewer homes competing with yours, listing earlier can actually work in your favour.
Should I list now or wait for spring?
This depends on your situation more than the season.

What actually increases my home value before listing?
You don’t need a full renovation to make an impact.

Cleanliness and decluttering (and smells!)

Curb appeal
First impressions matter way more than high-end upgrades.
What should I NOT fix before selling?
Don’t overdo it.
Avoid:
Major renovations (you rarely get full return)
Personal taste upgrades (your style ≠ buyer’s style)
Anything you won’t recoup. For example, if your floors need to be redone, it’s better to set your list price accordingly rather than replacing the floors.
The goal is to make your home feel clean, cared for, and move-in ready - not brand new.
How do I price my home in this market?
Pricing is everything right now.
It’s not just about what your neighbour sold for - it’s about:
Current competition
Buyer demand
Condition of your home
How quickly you want to sell
The market can shift pretty quickly - sometimes in just a few weeks - so pricing has to be based on what’s happening right now, not what homes were selling for even a month ago. Pro tip - price based on what might be happening 3 weeks from now and get ahead of the market and your competition. The right price creates interest. The wrong price creates silence.
What happens if my home doesn’t sell?
It’s not the end of the world, but it is a signal.
Usually it comes down to:

At that point, we adjust strategy:

Refresh marketing
