If you’ve been keeping an eye on the Cochrane real estate scene lately, you’ve probably noticed the breeze feeling a little different. The July CREB® statistics are officially in, and whether you’re looking to buy, sell, or just love keeping tabs on local property values, there’s plenty to digest.
Let’s skip the dry jargon and break down what actually happened in Cochrane this past month - and, more importantly, what it means for you.
1. The Big Picture: A Deep Breath and More Room to Breathe
In July, Cochrane recorded 79 total residential sales, down 13% year-over-year. At the same time, new listings hit 170 (up 16% YoY), pushing our active inventory to 333 homes - an 11% jump compared to July of last year.
What does this actually mean?
We are transitioning out of the frantic, high-pressure market where buyers had to throw caution (and home inspections) to the wind within 12 hours of a listing hitting MLS®.
With a Sales-to-New-Listings Ratio of 46% and Months of Supply climbing to 4.22, Cochrane’s total residential market is sitting comfortably in balanced territory - leaning ever so slightly toward a buyer-friendly pace. Buyers have time to shop around, compare options, and negotiate, while sellers need to be far more strategic with pricing and staging.
2. Prices Are Adjusting (Slightly), But Don't Panic
The overall benchmark price for Cochrane sat at $575,800 in July, down 1.7% year-over-year and about 2% lower year-to-date.
Before anyone worries about a market crash, context is key: prices skyrocketed over the past few years to record highs. What we are seeing now is a healthy, natural consolidation. Homes are spending an average of 46 days on market (DOM), and the Sales Price to List Price ratio is 98%, meaning sellers are still getting very close to their ask - it's just taking a little longer to get there.
3. Breaking It Down by Property Type
Real estate is never "one size fits all." Here’s how different property sectors performed in July:
Detached Homes: Stable Core
- Benchmark Price: $659,400 (-3.9% YoY)
- Sales: 44 units | Inventory: 171 units
- Months of Supply: 3.89
Detached single-family homes remain Cochrane's backbone. While sales dropped 12% compared to last year, inventory jumped 49% up to 171 homes. At nearly 4 months of supply, buyers looking for detached homes finally have choice. Sellers in this category can no longer rely on automatic bidding wars; realistic pricing based on hyper-local sales is critical.
Semi-Detached (Half-Duplexes): Pushing into Buyer Territory
- Benchmark Price: $503,100 (-4.4% YoY)
- Sales: 16 units | Inventory: 67 units
- Months of Supply: 4.19
New listings for semi-detached units shot up by 60% this July, expanding active inventory significantly to 67 units. This added supply gives budget-conscious buyers looking for square footage without full detached prices a lot of leverage.
Row / Townhomes: The Supply Spike
- Benchmark Price: $443,300 (-0.9% YoY)
- Sales: 12 units | Inventory: 72 units
- Months of Supply: 6.00
Townhomes experienced the biggest supply shift, hitting 6 months of supply. Technically, 6 months moves us into a buyer's market for row homes. If you are a buyer hunting for a townhouse, you are in the driver's seat right now. Prices have stayed relatively sticky (only down 0.9% YoY), but sellers will need to compete on presentation and value.
Apartment Condos: The Price Outlier
- Benchmark Price: $354,600 (+5.7% YoY)
- Sales: 7 units | Inventory: 23 units
- Months of Supply: 3.29
Condos are the clear outlier this month! While sales were modest (7 units), the benchmark price is actually up 5.7% year-over-year. Why? Affordability. As overall borrowing costs and single-family prices remain elevated, entry-level buyers and investors are keeping demand for Cochrane’s lowest price points active and competitive.
4. What This Means for You
If You’re Buying:
- Breathe a sigh of relief. You can finally write offers with conditions (home inspections, financing) without feeling like you'll automatically lose out.
- Negotiate. With inventory up across the board, sellers are far more open to reasonable offers and conditions.
If You’re Selling:
- Price accurately from Day 1. Overpricing in a 4+ months-of-supply market means sitting on the market while neighbouring homes sell.
- Make your listing shine. Staging, professional photos, and fixing up minor defects matter immensely when buyers have 330+ other properties to look at.

Cochrane isn't crashing, it's normalizing. After years of rapid pace, we've settled into a balanced, healthy market where buyers have breathing room and sellers can still reap solid gains if they play their cards right.
