  • Home Sales: 75 properties sold, demonstrating robust buyer interest. 
  • New Listings: 126 properties came onto the market, boosting buyer options. 
  • Inventory: Active listings rose 48% year-over-year, reaching 196 – the highest count since spring 2021. 
  • Benchmark Price: $577,100, reflecting a 5% increase compared to April 2024.

For sellers, the strong demand continues to support favourable conditions, especially in sought-after neighbourhoods like Sunset Ridge, Heritage Hills, and Fireside, where properties priced right are moving quickly.

  • Benchmark Price: $537,600, posting a modest 1.6% annual growth. 

Airdrie's faster-growing inventory is balancing out what was previously a tight seller’s market, giving buyers a bit of breathing room. 


Okotoks 

  • Sales: 45 units sold, a 4% decline from April 2024. 
  • New Listings: 60 properties, a minor 7% annual uptick. 
  • Inventory: 69 active listings, still below historical norms. 
  • Benchmark Price: Stable, with less than 1% change year-over-year. 

The Okotoks market remains steady, thanks to its smaller size and consistent appeal to families and young professionals. 


Calgary 

  • Sales: 1,721 transactions, a 19% decline year-over-year but still above historical averages. 
  • New Listings: 2,830 homes, aligning closely to seasonal trends. 
  • Inventory: 4,145 active listings, up a significant 76% year-over-year. 
  • Benchmark Price: $587,600, with a modest 1% annual increase.
